Building permits versus planning permits
Building permits are issued under the Building Act 1993, with planning permits being under the Planning and Environment Act 1987.
Generally, building permits are needed when constructing any new building or changing an existing building. In some cases a building permit is needed when you are constructing a fence or large shed. A planning permit may or may not be required when building (refer to the planning section of our website for more information on planning permits).
The Building Regulations 2006 state that a valid building permit must be issued for certain proposed building works before the works start. These details can be found at the link below:

Building permit services
We offer a comprehensive building permit service, which includes compulsory inspections and the issuing of a final inspection certificate or occupancy permit. Council's prices are competitive and are in line with the recommended fee schedule adopted by the Australian Institute of Building Surveyors.
Council consent and report
Our Municipal Building Surveyor has delegated authority under the Building Regulations 2006 to make decisions in areas where the requirements of the regulations will not be met. Some of these areas are as follows:
- siting variations;
- public protection measures; and
- projections beyond the street alignment.
